consists of a 230,000 strip center located at the intersection of State Road PR-167 and PR-828.  The project includes four (4) out-lots identified as Retail C, D, E and F, one of which has been leased as of this date.

Term of Lease:           Ten (10) years with two renewal options of five years each provided Tenant has complied with all of the terms and conditions of the Lease.

Minimum Rent:           ONE HUNDRED THOUSAND DOLLARS ($100,000.00) per annum per out-lot, payable monthly in advance without deduction or offset, subject to annual increases of three percent (3%) per annum.

Percentage Rent:        Tenant shall pay Landlord a percentage Rent equal to six percent (6%) of the positive difference, if any, between Gross Sales and the Break Point.  The Break Point shall be calculated by dividing the Minimum Rent by six percent (6%).

Operating Expenses:  In addition to the Minimum Rent and Percentage Rent, Tenant will reimburse Landlord its proportionate share of Operating Expenses including, but not limited to, property taxes, liability insurance, and common area maintenance expenses.

Food Tenants: Kentucky Fried Chicken, Pizza Hut and Taco Bell.
